Hilton Anaheim Begins $60M Renovation

Makar Properties L.L.C. has commenced the first phase of a $60 million improvement program at the Hilton Anaheim Hotel, the largest hotel in the region.

Makar acquired the 1,572-room hotel in early April, as reported by CPN. The firm bought the property for an undisclosed amount as part of an affiliated joint venture, and planned to make extensive improvements.

"The product was tired and we couldn't attract the groups coming to Anaheim," Harold Rapoza, Hilton Anaheim general manager, told CPN about the decision to make the renovations. "Business is good in the hotel industry and we want to capitalize on the demand coming to the market. Our renovations could help reposition Anaheim as a major viable convention destination."
 
The Hilton Anaheim will see growth in two to three years on the group side as a result of these improvements, Rapoza said.

Located at 777 West Convention Way, the Hilton Anaheim is Orange County’s largest hotel and is located next door to the Anaheim Convention Center and a block from the Disneyland Resort. The 14-story hotel offers 107,000 square feet of meeting space; six on-site food and beverage facilities; 14,000 square feet of retail space; a 25,000 square-foot health club; roof-top pool area; and a full service business center. The property was originally constructed in 1984 and previously renovated in 1996/1997.

Anaheim hotels have outpaced competing markets according to data from a 2006 Smith Travel Research report. According to the 54-month study--ranging from Jan. 1, 2002, to June 30, 2006--Anaheim hotels experienced a 12.3 percent increase in hotel occupancy; 13.5 percent increase in average daily room rate; 31.5 percent increase in revenue per available room and 19.9 percent increase in the number of guest rooms sold. The area had 45 million visitors in 2006 and Anaheim/Orange County also remains one of the leading convention sites in the nation, hosting more than one million convention and meeting attendees annually, according to the Anaheim Orange County Visitor & Convention Bureau.

The renovation of the first floor of guestrooms is nearly complete, and will continue floor-by-floor through August. Of the 1,572 total guestrooms, 49 are suites of varying sizes and 44 are newly created studios that are suited for business travelers.

Plans for a redesigned lobby, porte cochere, expanded Starbucks Marketplace, new restaurants and an upgraded fitness center are currently being developed and will be announced in the coming months.
