Suburban Atlanta Office Complex Commands $35M

Great Oaks Center, a 235,200-square-foot office complex in Alpharetta, Ga., has come under new ownership in a $34.8 million transaction. KBS REIT acquired the four-structure property from Grubb & Ellis Realty Investors, which sold Great Oaks on behalf of tenant-in-common investors after a four-year hold. Located on a 22-acre site within the 336-acre Royal 400 master planned office park, Great Oaks' first building consists of 33,200 square feet, while the remaining three structures feature, 58,800, 65,800 and 77,300 square feet, respectively. The property was developed in 2000, and today, boasts a 100 percent occupancy level with six businesses on the tenant roster. Cushman & Wakefield of Atlanta marketed the property.

Liberty Takes Class A Florida Office
Liberty Property Trust is expanding its portfolio in the Sawgrass International Corporate Park in Sunrise, Fla., with the acquisition of a 107,000-square-foot Class A office building. The REIT bought the building at 13621 NW 12th St. from Real Estate Capital Partners, but did not release the purchase price. The building is fully leased by UnitedHealthcare.
RFP Closes 86,000 SF of Renewals, Expansions at RiverEdge in Atlanta
RFP Mainstreet RiverEdge L.L.C. has closed more than 86,000 square feet of renewals and expansions at its RiverEdge office development in Atlanta’s Northwest submarket. The firm was represented by Jones Lang LaSalle. RFP Mainstreet RiverEdge acquired RiverEdge, a two-building, nearly 500,000-square-foot office complex, last year.
