$390M Expansion of Wisconsin Resort Takes Next Step with Commission's Approval

Delavan Resort Holdings L.L.C. has just received the green light from the City of Delavan Planning Commission to progress to the next phase of the $390 million redevelopment of Lake Lawn Resort, an upscale leisure destination in Delavan, Wis., 10 miles west of Lake Geneva.

The latest phase of the expansion endeavor will yield a 130-unit luxury condominium complex, the Villas at Harbor's Edge.

Delavan acquired the 130-year-old Lake Lawn Resort, located on 258 acres two hours from Chicago and 45 minutes from Milwaukee, for nearly $32 million in 2004, and commenced its multi-phase expansion plan the following year. When all is said and done, the property, currently offering just 284 guestrooms, will feature 1,222 guestrooms; a 150,000-square-foot conference center; a 130,000-square-foot indoor water park; a 30,000-square-foot spa; a 165-slip marina and boardwalk with a retail complex; and a redesigned golf course. The architectural firm of Kahler Slater is spearheading the design of the project, which will leave intact 200 acres of green space.

Before construction of the Villas at Harbor's Edge can get underway, the Delavan City Council must give the project the final thumbs-up; the developer anticipates attaining that approval within the next month.

In one, Concord Associates L.P., joint venture partner of Empire Resorts Inc., has completed a $225 million equity loan financing with Entertainment Properties Trust, a REIT based in Kansas City. In the other, the County of Sullivan (N.Y.) Industrial Development Agency has announced a $300 million bond financing for the resort’s redevelopment, the agency’s first major funding for the $1.1 billion project.
